Cobb International Business Park

Attracted by its strategic northwest Metro Atlanta location in the Interstate 75 corridor, BDG acquired controlling interest in this 107,000 square foot business park along with expansion acreage in the mid 90’s. First, BDG negotiated favorable mortgage terms and improved the curb appeal of the buildings. Next, large vacant spaces were divided into smaller, more marketable suites. After aggressive marketing and tenant retention work, over one/half of the space was released resulting in 100% occupancy. With its initial success, BDG added 65,000 square feet of expansion space which was well received by the market. In 2019, BDG sold the property to a national real estate investment company. The investment generated a high teens rate of annual return on invested capital during the holding period.
